Duncan’s new Ridgeview housing addition is making inroads, with 10 lots ready for construction and plans for about 75 more houses in the area just south of Plato Road on the city’s northwest side.
There also have been 11 duplexes built at the nearby Chisholm Oaks addition, which is about a quarter mile north of Plato Road on the west side of U.S. Highway 81. Some have residents now and about 10 more duplexes could be added.
The Chisholm Oaks area has been two years in the making from the initial concept to construction.
Dana Schoening, Duncan’s community development director, said the housing crisis that hit the U.S. in 2008 took a toll on Duncan, too. But the housing market nationally has been picking up in recent months and there are some positive signs in Duncan as well.
Part One of the Ridgeview addition - the 10 lots ready for houses - is only about four of the 40 acres slated as part of development led by MJ Lewis & Associates. The rest of the area is in a more preliminary planning stage.
“It will provide the housing that is needed to support, in my opinion, economic development,” Schoening said. “It’s a supporting part because when jobs are brought in they (people) need to live someplace.
“It provides that in a market that is doable. It’s not a high-end, it’s not a low-end, it’s in a really nice market area. They are pretty reasonably priced lots and structures.”
Schoening also said the area is a good location because it’s next to the U.S. 81 Bypass and not far from U.S. 81 itself.
Another large portion of the area called Westfield covers 120 acres. Some houses already have been built there and eventually there could be about 320 new homes.
The rest of Ridgeview will be developed, too, likely starting with streets, sewer and water lines for another 10 to 25 lots.
“They will be building additional parts in there as time goes by,” Schoening said.
