New Duncan housing addition breaks ground

DUNCAN — Over the next few months, Duncan will see 40 new affordable single family homes being built on south Second St.

Ground was broken for the Windhaven Addition at 102 S. Second St. Tuesday afternoon.

After approval was given at the Duncan City Council meeting Tuesday evening, construction is planned to begin next week.

LW Development, LLC., is in charge of the project, which is funded partially by tax credits to the developer through the Oklahoma Housing Finance Agency. The goal is to provide low to moderate income housing.

“We know there is a huge need for affordable housing in Duncan,” said Lance Windel, developer and general contractor. “These aren’t apartments, they are single homes.”

The addition will take over two blocks of Second St. from Willow to Elm and one block from Second to First St.

Ten of the homes will face Elm, 10 will face Willow and the remaining 20 will face inward toward Maple.

Many of the homes will be 1,400 square feet three bedroom, two bathroom spaces, while a few will be 1,553 square feet four bedroom, two bathroom houses. A couple of the smaller homes will even be handicap accessible.

With a brick facade, each home will feature covered porches, washer/dryer hookups, and two-car garages. Additionally, on the grounds will be a library, computer lab and community room.

“It’s a great program based on low-income federal tax credits,” said Windel. “After 16 years, the occupant can take an opportunity to own their home.”

Applicants for these homes cannot bring in more than a certain income based on the number of people in their family to qualify. Most approved applicants will pay less than $600 a month for rent.

“The chance for long-term ownership is good for Duncan,” said Windel.

Windel said the hope is to have at least a few of the homes ready to move-in after 90 days from start of construction and to have the entire project completed in about six months. Already, his company has received numerous inquiries about the addition and there is a growing waiting list.
