It was a great day for Duncan, as several community leaders put it, when a ribbon cutting ceremony was performed for the Windhaven Homes.
Situated at 102 S. 2nd Street there are 40 new single family homes which have been and will be saving graces to many Duncan families. They are part of a low income-based housing project headed by LW Development, LLC. and partially funded by tax credits through to the developer through the Oklahoma Housing Finance Agency.
“This is a special occasion for Duncan and a great investment in our community,” said Chris Deal, Duncan Chamber of Commerce president.
Lance Windel, developer and general contractor, lead the way of the project and said it was a big team who helped make it possible. What is significant about these properties is they can one day be owned by the renters.
“For the first five years, these are rental properties,” Windel explained. “(For the next 10 years) a portion of the rent gets banked, so in the sixteenth year, those equities can be used to help the occupant purchase their home.”
When there is a neighborhood of homeowners rather than renters, they tend to take more pride in their home and surroundings, Windel said. This idea is pertinent to the efforts of the Duncan Community Development Department.
“This has taken an area and spruced it up,” said Dana Schoening,
Community Development director. “We get compliments all the time.”
Several tenants have already moved into the addition and there is an extensive waiting list for the empty homes and those still being constructed. Leslie Harris’ family was the third to move into a Windhaven home and her expressed gratitude.
“I had the opportunity to have two kids who aren’t mine move into my home, so to me, this is a blessing,” she said. “I couldn’t ask for much more.”
Duncan Mayor Gene Brown said his daughter was actually the first to move into one of the new homes. As mayor, he also expressed appreciation for what the project is doing for the community.
“Thank you for your investment in Duncan,” Brown said to Windel. “I think this is the spark Duncan has been looking for.”
Many of the homes are 1,400 square feet three bedroom, two bathroom spaces, while a few are 1,553 square feet four bedroom, two bathroom houses. A couple of the homes are handicap accessible.
With a brick facade, each home features covered porches, washer/dryer hookups, and two-car garages. Additionally, on the grounds are a library, computer lab and community room.
